NMMC Orders Structural Audit of Buildings Over 30 Years Old

Navi Mumbai: The Navi Mumbai Municipal Corporation (NMMC) has issued an important directive requiring all buildings over 30 years old within its jurisdiction to undergo a mandatory structural audit. This decision follows a comprehensive survey conducted for the year 2024-25, which identified a total of 527 buildings as dangerous under the Maharashtra Municipal Corporation Act.

According to Section 265(A) of the Act, buildings that have been in use for more than 30 years must be inspected by a structural engineer or civil engineer registered with NMMC. The period of 30 years is calculated from the date of initial occupancy or from when the building received a partial or full occupancy certificate.

Building owners and societies are required to complete the structural audit and carry out any recommended repairs promptly. Once repairs are finished, a certification confirming the building’s safety must be submitted to the NMMC. The deadline for submitting these reports is September 30, 2025.

The NMMC has warned that failure to comply will result in penalties. As per Section 398(A) of the Maharashtra Municipal Corporation Act, defaulters will be fined ₹25,000 or an amount equal to the annual property tax of the building, whichever is higher.

To facilitate this process, NMMC has published a list of approved structural engineers on its official website, www.nmmc.gov.in. Residents and building owners are encouraged to consult this list when selecting a qualified professional for the audit.

Furthermore, NMMC has appealed to residents not to occupy buildings declared unsafe. Continued use of such structures poses serious risks to life and property. The civic body has emphasized that any accidents occurring due to negligence will be the sole responsibility of the owners and occupants.

This move aims to ensure the safety of citizens, especially in light of the upcoming monsoon season, to prevent potential accidents caused by structural failures.
