Mumbai: The area surrounding the Chhatrapati Shivaji Maharaj Terminus (CSMT) and the Brihanmumbai Municipal Corporation (BMC) headquarters is set to become even more iconic with the redevelopment of the Municipal Sports Complex into a stunning new ‘Townhall Gymkhana’ building. This new structure is expected to become a major attraction for both Mumbai residents and international tourists.
The historic precinct, which already houses some of Mumbai’s most important heritage landmarks, including CST, the BMC headquarters, and Azad Maidan, is set for a transformation. The ‘Townhall Gymkhana’ will not only provide a unique civic space for public engagement but also offer panoramic views of the surrounding heritage buildings.
An Architectural Gem for Mumbai’s Heritage Precinct

The new Townhall Gymkhana will consist of six floors, including a ground floor and five upper levels. Designed to blend seamlessly with the surrounding heritage structures, the building’s height has been carefully planned to ensure it complements the architectural beauty of its historic neighbors. Special attention will be paid to maintaining the visual harmony of the area, ensuring that the majestic look and feel of the surrounding buildings are preserved.
The building will feature a glass dome and a viewing gallery, which can be accessed by capsule lifts. A rooftop cafeteria is also part of the design, providing visitors with a spectacular view of Mumbai’s heritage precinct. The building’s design reflects the city’s rich cultural heritage while incorporating modern amenities.
Townhall for Public Interaction and Tourist Attraction
The main objective of the Townhall Gymkhana is to create a civic space dedicated to Mumbai residents. It will be the first-ever Townhall to be built for the public in Mumbai, offering a venue for civic dialogues and public interactions. The building will serve as an essential landmark, providing not only a space for citizens but also enriching the tourist experience. The viewing gallery and glass dome will allow visitors to experience the beauty of the surrounding heritage structures from a new perspective.

With the redevelopment of the Municipal Sports Complex site, the BMC aims to create a world-class facility that will attract both residents and tourists alike, making the area a must-visit destination for all who come to Mumbai.
Improved Sports Complex for BMC Employees
In a related development, the BMC has also announced plans to build a modern, well-equipped sports complex for its employees. The new complex will be located near Mahalaxmi Racecourse, in a prime area accessible via public transport. The proposed facility will include badminton courts, table tennis, a gym, and a swimming pool, enhancing the well-being of BMC employees and ensuring they have access to top-notch fitness facilities.
BMC Commissioner and Administrator Bhushan Gagrani, who initiated this redevelopment project, emphasized the need to enhance the quality of life for Mumbai’s residents and employees. “This redevelopment will not only preserve Mumbai’s rich heritage but also bring new opportunities for public engagement and recreational activities,” said Gagrani.
The Road Ahead
The tender process for the Townhall Gymkhana building is already underway, and once completed, the new facility is expected to become one of Mumbai’s most talked-about landmarks, attracting visitors from around the globe. This initiative reflects Mumbai’s commitment to blending the past with the future, preserving its heritage while creating spaces that cater to modern needs.
