Navi Mumbai Municipal Corporation (NMMC) has recently published a list of 527 buildings that are considered to be dangerous. This includes 62 buildings categorized as ‘extremely dangerous’ and are in need of immediate demolition. Residents are being urged to vacate these buildings for their safety. The list, which was released on the civic body’s website before the monsoon, is an annual compilation for the years 2024-2025. It includes buildings that have been surveyed across all wards in the city.
According to the classification, 62 buildings fall under the ‘extremely dangerous’ category (C1) and require immediate evacuation and demolition as they are unfit for occupation or commercial use. Additionally, 113 buildings in the C2A category must also be vacated immediately and undergo structural repairs, while 303 buildings classified under the C2B category must undergo structural repairs but are not required to be vacated. Furthermore, 49 buildings have been categorized under C3, which need minor repairs as per the civic body’s classification. These buildings have been declared hazardous under the Maharashtra Municipal Corporation Act section 264.
Among the 62 ‘extremely dangerous’ buildings is the APMC onion-potato market, which has been in a dilapidated condition for years due to various controversies hindering its redevelopment.
Last year, 524 dilapidated buildings in Navi Mumbai were declared dangerous, with 61 of them falling in the C1 category. It is noteworthy that several of these buildings appear on this year’s list as well. The majority of dilapidated buildings are concentrated in Vashi (191), where CIDCO constructed buildings in the first node.
Municipal commissioner Dr. Kailas Shinde has issued notices to the residents, owners, and lessees of the identified buildings, instructing them to take immediate action based on the classification—be it evacuation, demolition, or repairs. The civic body has also warned that it will disconnect electricity and water connections for the C1 category buildings. Neglecting to comply with the instructions means that the civic body will not be held responsible for any untoward incidents regarding the buildings.
Shiv Sena leader Kishore Patkar, who has been involved in various redevelopment projects in the city, commented, “It is not surprising that Vashi tops the list of dangerous buildings due to the substandard construction quality of buildings built by CIDCO. With redevelopment gaining traction in the city and reputable developers getting involved, there is hope for the residents who have been in a difficult situation for years.”
